Design/Build
Design-Build has the particular advantage of involving the Design-Builder at the very outset of facility projects, making the Design-Builder a strategic partner in the effort from concept to completion. As a Design-Builder, Moss and Associates, joins with owners in establishing overall project objectives, target budgets, site evaluation/selection, development of program, and establishment of schedules and milestone dates. Our knowledge of construction costs, scheduling, constructability, availability of materials and equipment, and similar factors, are combined with the design process.
Design-Build provides owners a degree of control of their projects that no other system can. Control that comes from dealing with one integrated entity that has complete and total responsibility for the success of the project. Design decisions proceed integrally with construction factors. One result of this control is the Design-Builder’s ability to establish a firm cost early in the design process, before major expenditures on engineering and procurement are made. Similarly, the Design-Builder commits to a guaranteed completion date early on, again providing the owner with a high degree of control. Because engineering and construction activities overlap, we typically can offer owners a 25%-30% time savings on the overall project schedule in contrast with the traditional Design-Bid-Build route.
